On 27 August 2026, at the Four Seasons Hotel Bangkok, THEVA Construction received the Smart Hospitality Innovation Award at the Thailand Real Estate Awards 2026, in the Koh Samui category. Behind the trophy sits a simple idea: a private villa sold to an investor performs better when a hotelier runs it.
A New Name, the Same Standard
The Thailand Real Estate Awards have been run by Dot Property Group for ten years. Until 2025, the programme was called the Dot Property Thailand Awards. For its tenth edition, held under the theme "10 Years, New Era", it took a new name and joined a regional platform, the Southeast Asia Real Estate Awards, which also covers Vietnam, Indonesia, the Philippines and Cambodia.
The name change matters little to an investor. The process matters more. For 2026, three firms supported the programme as Awards Consultants: Savills Thailand, Colliers Thailand and FazWaz. Winners came from Bangkok, Phuket, the Eastern Seaboard, Hua Hin and Koh Samui, across categories covering design, property management, customer experience and innovation.
An award is never a guarantee. It is an outside signal, issued by professionals who review hundreds of projects every year.
What the Smart Hospitality Category Rewards
In Thailand's villa market, the usual sequence has three steps. The developer builds, sells, then moves on to the next project. Letting, maintenance and guest relations fall to the owner, who arranges them with a manager of their choice.
THEVA starts from a different place. THEVA Construction is the real estate subsidiary of THEVA Group, which has operated hotels in Thailand since 2006 under the RoomQuest brand. A hotel operator brings three things that are hard to rebuild alone:
- → Distribution, through the group's agreements with Booking.com, Agoda, Ctrip and other platforms, which put the villas in front of international travellers, particularly from Asian markets.
- → Permanent upkeep, with on-site teams keeping gardens, pools and common areas at resort level.
- → Consistent service, which protects the property's rating month after month.
The logic runs both ways. Residents and their guests bring life to the bar, the restaurant and the hotel. The hotel, in turn, keeps the whole village at its highest level. For the owner, that means rental income without day-to-day management, and an asset that holds its value because the setting around the villa never slips.

On the West Coast, the Model Takes Shape
THEVA Horizon Samui is the direct application of this model: a gated estate of sixteen pool villas in Lipa Noi, on the west coast of Koh Samui, facing due west towards the Ang Thong Marine Park.
Location plays a precise role here. IDA B Domain, a five-star hotel linked to THEVA by a signed partnership, sits 150 metres from the estate.
