THE THEVA VISION
Horizon 2045
We do not build for today's world.
Houses that endure do not predict the future. They see it before everyone else.
Investing in a company means, first, investing in its gaze. Its walls matter, its numbers matter, its contracts matter — but what decides everything is its ability to read the world to come. THEVA has written its vision of the world in 2045. Here it is.
A developer looks at his next sale. A house looks at the decades.
A house seller doesn't need a vision: he cashes in, he moves on. We chose the opposite — to build, operate, manage and accompany our owners with no time limit. That choice imposes a discipline real estate almost never knows: understanding where the world is going, not where it stands. Every plot we buy, every villa we design, every service we invent must still make sense in twenty years. So we did what visionaries do before laying the first stone: we studied 2045, with data and sources — and made it the compass of every one of our choices. Understanding tomorrow's market means building better today. And offering you better.
AI trains AI. Robots build robots. Tomorrow isn't coming: it's accelerating.
Our reading holds in one word: abundance. Three forces are converging, faster than human intuition can perceive. Artificial intelligence is making knowledge unlimited — it already designs its own successor. Robots are making labor unlimited — more than one billion units expected by 2050 according to Morgan Stanley. Solar power, multiplied by space, is making energy unlimited. Knowledge, labor, energy: when the three inputs of any economy trend toward the unlimited, humanity enters the greatest wealth creation in its history — at the exact moment the cost of human labor trends toward zero.

When everything becomes abundant, the rare becomes everything.
What follows is mechanical. Everything that can be reproduced — goods, services, content — sees its price collapse. And that ever-more-abundant capital flows massively toward what cannot be duplicated. Gold is already breaking all its records; but gold cannot be lived in, and it earns nothing. What remains are the only assets at once finite, livable and income-producing: rare land, the seafront, the view nothing will ever recreate. Tomorrow, everything will be manufactured. Except for that.
Freed from work, humans will have one thing left to spend: time. And one quest: the real.
At the same moment, the social contract is being rewritten. Pensions are running out of breath — 7.2 workers per retiree in 1950, 2.1 in 2050 according to the OECD — while a substantial universal income emerges, a true sharing of the wealth created by machines. Time, an income, a longer and healthier life: the human of 2045 becomes human again. He travels enormously. He collects experiences rather than objects. He seeks authentic places and real interactions — and pays dearly for them, precisely because they are the only thing abundance cannot manufacture. World tourism already grows one and a half times faster than the economy. And this tide will not flow toward the generic: it will concentrate on the rare desirable places whose supply is counted.

This vision is not an intellectual exercise: it is our design brief. It explains why we build only on the finite — an island nothing will duplicate, a counted coastline, facing the sunset. Why every villa is a place of experience, operated with hotel service, shaped for the rising demand for the authentic. Why our properties produce income instead of sleeping. And why our relationship with you is built with no time limit: in the world to come, an asset like this is not resold — it is passed on.
A company that asks for your trust owes you its vision. Here is ours.
The complete analysis — the three engines of abundance, the monetary mechanics, the new social contract, longevity, and the single investment conclusion that imposes itself — is gathered in our strategic report, The Age of Abundance.
