The Project

THEVA Horizon Samui is an ultra-exclusive residence of 16 luxury pool villas located in Lipa Noi, on the southwest coast of Koh Samui. Every villa features panoramic sea views, legendary Lipa Noi sunsets visible from the terrace, and a private infinity pool. No villa obstructs its neighbor's view.

Two models are offered: Villa WUA — 3 bedrooms, 3 bathrooms, 280 m², private infinity pool, covered parking. Villa MAE (SAMSAO) — 4 bedrooms, 4 bathrooms, 370 m², private infinity pool, covered parking.

Every villa includes: building permit, VAT and construction taxes, air conditioners, lighting and sanitary ware, pool and pool filtration system, garden, outdoor walls and automatic gate, and central water heater.

The following are personalisation options quoted separately: Furniture Package (curated bespoke furniture), Kitchen Package (custom layout and premium finishes), 5-Star Hotel Grade Upgrade (integrated lighting, premium wall finishes), and Eco Living Upgrade (solar energy, rainwater harvesting, premium water purification). THEVA manages the full design and installation process with you.

The THEVA Horizon Clubhouse is the heart of the residence, featuring seven exclusive zones: an infinity pool with panoramic sea views, a fully equipped fitness and wellness center, a rooftop lounge, co-working space, and private dining areas. The residence also includes 24/7 gated security and a reception desk.

Yes. THEVA's delivery guarantee is a contractual commitment — not just a promise. It is backed by milestone-secured construction payments, independent project oversight, and financial penalties if delivery is delayed. Current estimated completion for first villas is June 2026.

Pricing & Financing

No. THEVA offers 100% developer financing — you can buy without a bank. Payments are structured in 6 milestones tied to construction progress, giving you maximum flexibility.

Both freehold and leasehold follow the same structure: 1% — Reservation deposit (refundable within 30 days) / 30% — Contract signing / 25% — Structural completion (foundations, columns, floors, roof steel) / 25% — Finishing structure (roof, walls, rendering, ceiling finishes) / 15% — Interior completion (floors, doors, windows, sanitary, kitchen, painting) / 4% — Key handover (final inspection + keys). All payments are tied to verified construction milestones.

No. THEVA operates with full transparency. The price includes building permits, VAT, and construction taxes. Optional extras (furniture, kitchen, hotel-grade upgrade, eco living) are clearly quoted separately.

Ownership

Yes. Foreign nationals can legally own the villa structure in their personal name. For land ownership, two options exist: a freehold structure (land owned through a Thai holding company) or a leasehold arrangement (30-year land lease, renewable).

Chanote is Thailand's highest level of land title — it confirms full, undisputed ownership of the land. With freehold, the land is transferred to Chanote in your name (via a Thai company), with no lease expiration and no renewals required.

Yes. A Thai holding company is required to own land. THEVA assists with all formalities — company setup typically takes 7–10 days. Ongoing company management and accounting fees should be expected.

Yes. THEVA provides a lease renewal commitment. The renewal is THEVA-backed, giving you long-term security without the complexity of a company structure.

THEVA's structural warranty covers 5 years vs. the industry standard of 1–2 years. Finishes are covered for 2 years vs. 6–12 months industry standard. Pool & technical systems for 2 years vs. 1 year.
